Bathroom Renovation Costs on the Gold Coast: Real Prices, Real Timelines

Bathrooms are the most expensive room per square metre to renovate anywhere in Australia, and on the Gold Coast the local conditions add two layers on top. The humidity makes ventilation a durability requirement rather than a comfort feature, and the high proportion of apartment stock means a large share of bathroom renovations here involve a body corporate, a lift and a waterproofing membrane that belongs to somebody else.

This guide sets out what a bathroom renovation actually costs on the Gold Coast in 2026, how long each tier takes, and what the local stock does to the number.

The Cost Tiers

$12,000 to $17,000 — cosmetic refresh

Existing tiles and waterproofing stay. New vanity, tapware, toilet, mirror, shower screen, towel rails and lighting, and often professional tile resurfacing or regrouting.

  • Timeline: one to two weeks
  • Best for: a sound bathroom with tiling you can live with
  • Risk: if the membrane has failed, you are putting new fixtures into a room that will need a full rebuild in three years

$18,000 to $24,000 — partial rebuild

The shower and bath surrounds are stripped and re-waterproofed. The rest of the room may keep its tiles or be re-tiled with stock product. Stock vanity, stock tapware, standard screen. Three to four weeks.

$25,000 to $36,000 — full renovation, the Gold Coast median

  • Complete strip-out to substrate, new plumbing and electrical rough-in
  • Full waterproofing to AS 3740 with a flood test
  • Floor-to-ceiling tiling
  • Mid-tier vanity with a stone top, quality tapware
  • Ducted exhaust to outside with a run-on timer, and new lighting
  • New floor waste, semi-frameless screen, and making good the adjoining hallway
  • Timeline: four to six weeks in a house

$40,000 to $70,000 — premium

  • Large-format porcelain, often 600×1200 or larger, minimal grout lines
  • Freestanding bath and a frameless walk-in shower with a linear drain
  • Designer tapware, wall-mounted mixers, concealed cisterns
  • Heated towel rail, custom joinery vanity, niches with contrasting tile, shadow-line ceiling detail
  • Timeline: six to ten weeks

$75,000 and above — luxury

Stone slab wall linings, imported European fixtures, bespoke vanities, thermostatic mixing. Eight to fourteen weeks, and the lead time on imported fixtures usually drives the program rather than the trades.

Apartments

Add 25 to 45 per cent to every figure above for a bathroom in a Gold Coast apartment tower. Lift access, waste removal, restricted hours, body corporate conditions and the approval process all cost real money and real time. A $30,000 house bathroom is commonly $40,000 to $48,000 in a tower.

Why Small Bathrooms Cost More Per Square Metre

Gold Coast bathroom work runs roughly $3,000 to $4,000 per square metre for a compact room and $2,400 to $3,000 for a large one. The inversion is straightforward: the fixed costs do not shrink.

  • Waterproofing carries a minimum charge regardless of area
  • The plumber needs the same number of visits
  • The tiler’s set-up, cutting and clean-up barely changes
  • The fixture count is the same
  • Small rooms have proportionally more cutting, more corners and more awkward detailing

Renovating two bathrooms together saves 15 to 25 per cent compared with doing them a year apart.

The Line Items That Blow the Budget

Moving the toilet

Relocating a toilet more than about a metre means moving the soil stack connection — $2,500 to $5,000. On a slab it means cutting and re-pouring. In an apartment it is usually impossible, because the stack is common property and you cannot freely penetrate the slab. Ask the plumber before finalising the layout.

Asbestos

Gold Coast bathrooms in homes built from the 1960s into the late 1980s routinely have asbestos cement sheet behind the tiles, in the ceiling and around the bath. Testing is a few hundred dollars; licensed removal is $60 to $120 per square metre for bonded material, adding $2,500 to $7,000 to a whole-bathroom job including the clearance certificate. This is the most common cause of a Gold Coast bathroom job stopping in week one.

Termite and water damage to floor structure

In timber-framed houses, decades of shower leakage plus high termite pressure frequently means rotted or eaten joists and bearers under the wet area. Replacing structural timber and re-sheeting adds $2,000 to $7,000 and cannot be skipped. Any repair should be accompanied by a certified termite management system.

Ventilation

An exhaust fan ducted into the roof space rather than to outside is the single most common defect in Gold Coast bathrooms, and in this humidity it wets the ceiling insulation and grows mould in the roof cavity. A correctly sized fan, ducted to outside, with a run-on timer, costs a few hundred dollars more and prevents a problem that costs thousands.

Electrical

Modern bathrooms need a dedicated circuit, a safety switch, IP-rated fittings and correct zoning. Homes with original 1970s or 1980s switchboards usually need a board upgrade at $1,400 to $3,000 before new circuits can be added.

Apartment approvals and access

  • The waterproofing membrane is usually common property, so a bathroom rebuild needs body corporate approval
  • Some works need a general meeting resolution, which can add months
  • Coring a post-tensioned slab requires scanning and written engineering approval — cutting a tendon is a catastrophic outcome
  • Penetrations of fire-rated elements must be fire-stopped by a competent person and certified

Waterproofing: What Inspectors Look For

Waterproofing must comply with AS 3740 and be carried out by a licensed person. On the Gold Coast it is checked more closely than most places, because failure in a multi-storey building becomes somebody else’s ceiling.

  • Substrate clean, dry, primed and dust-free before the membrane goes on
  • Bond breakers and reinforcing at all internal corners and wall-floor junctions
  • Membrane turned up the walls to the correct height — the full shower enclosure to at least 1800mm
  • Correct number of coats at the correct wet film thickness, each properly cured
  • Puddle flange correctly bedded, with the membrane dressed into it
  • Falls set into the screed, not corrected with tile adhesive
  • A flood test before tiling, with photographs
  • Silicone, not grout, at every internal corner

Photograph every stage yourself. Once the tiles are on, the evidence is gone. More detail is in waterproofing and wet area compliance on the Gold Coast.

The Realistic Timeline

A full $30,000 Gold Coast house bathroom, no surprises:

  • Days 1–3: Strip out to substrate, remove fixtures, dispose of waste. Asbestos removal adds two to four days plus clearance.
  • Days 4–8: Carpentry — repair or replace floor structure, noggings for fixings, frame new walls and niches, re-sheet. Termite treatment if required.
  • Days 9–12: Plumbing and electrical rough-in, including the exhaust duct run to outside.
  • Days 13–15: Wall sheeting and screed, floor falls set.
  • Days 16–20: Waterproofing in coats with curing between, then flood test.
  • Days 21–29: Tiling — floor, walls, grouting, silicone. The longest single trade block.
  • Days 30–33: Plumbing and electrical fit-off, vanity and mirror install.
  • Days 34–38: Shower screen measure and install. The screen cannot be measured until tiling is complete, which adds a five to ten business day gap.
  • Days 39–41: Painting, door adjustment, final clean, defect walk-through.

Six weeks is realistic with no complications. In an apartment, add two to four weeks for access constraints and the approval process, plus whatever the body corporate meeting cycle imposes.

Approvals

  • A bathroom renovation within the existing footprint that does not alter structure generally needs no development approval
  • Building approval through a private certifier is required where structure is altered, and commonly for wet area rebuilds
  • Plumbing and electrical work requires licensed trades and compliance certification regardless
  • The builder must hold a current QBCC licence and, above the threshold, pay the Home Warranty Scheme premium before work starts
  • In an apartment, body corporate approval is required because the membrane is common property

Designing a Small Gold Coast Bathroom

  • Keep the wet points where they are. The biggest saving available, and it rarely compromises the design as much as expected.
  • Walk-in shower without a screen door where the room allows, which removes a visual barrier.
  • Wall-hung vanity and toilet to expose floor, which reads as space.
  • Niches instead of shelves, recessed into the wall.
  • One tile in two formats — large on walls, smaller on the shower floor for the falls.
  • A single large mirror across the vanity wall.
  • Tile to the ceiling rather than stopping at 2100mm — in this humidity it is also easier to keep clean.
  • Marine-grade or 316 stainless for tapware, towel rails and screen hardware in beachfront and canal-front homes. Standard chrome-plated hardware pits quickly in salt air.
  • Louvred or ventilated joinery so cupboards do not become mould traps.

Where to Spend and Where to Save

Worth the money

  • Waterproofing and the trades that do it. Cheapest to cut, most expensive to get wrong.
  • A properly ducted exhaust fan to outside. Non-negotiable in this climate.
  • Tapware with Australian parts availability. Cheap mixers are not repairable.
  • Marine-grade hardware in coastal locations.
  • Floor waste position and fall, which cost nothing to get right and are permanent.
  • Certified termite management where structural timber is exposed.

Sensible savings

  • Keep fixture positions
  • Semi-frameless screen over frameless — $600 to $1,500 difference for a small visual gain
  • Standard-width vanities with a good top
  • Stock large-format porcelain, which looks close to the imported product at a third of the price and lays for the same cost
  • One tile family rather than three products

Comparing Quotes

Gold Coast bathroom quotes commonly spread 30 to 60 per cent. Before drawing any conclusion, check each for:

  • Whether asbestos testing and removal is included or excluded
  • Whether repairing rotted or termite-damaged floor structure is included or treated as a variation
  • Whether the exhaust is ducted to outside and the duct run is priced
  • Whether tiles, tapware and vanity are named products or provisional sums
  • Whether tiling is to ceiling or to 2100mm
  • Whether waterproofing certification and photographic evidence is provided
  • Whether a switchboard upgrade is allowed for
  • Whether making good the adjoining hallway is included
  • In an apartment: who obtains body corporate approval, who books the lift, and how waste leaves the building

Equalise those and the quotes usually converge within 15 per cent — at which point you are choosing on the builder rather than the price. That process is covered in how to find and vet a renovation builder on the Gold Coast, and the wider budget picture is in the Gold Coast renovation cost guide.

Second Bathrooms, Ensuites and Powder Rooms

Adding a second bathroom is the highest-return structural change available in most Gold Coast family suburbs, where a large share of the 1970s and 1980s stock is three or four bedrooms with a single bathroom.

  • Ensuite within the existing footprint: $26,000 to $44,000, taking space from an oversized main bedroom. Cheapest where it backs onto the existing bathroom wall and shares the stack.
  • Powder room or second toilet: $11,000 to $22,000. Needs roughly 900 by 1500 millimetres and access to a drain line.
  • Second bathroom in a new extension: $32,000 to $52,000, but the drainage and layout can be designed rather than worked around.
  • Converting a laundry: often the best value in a post-war or 1970s Gold Coast house, since drainage, substrate and ventilation are already close to what is required. Relocating the laundry to a cupboard or the garage costs $5,000 to $14,000.
  • A pool bathroom or outdoor shower off the covered area — modest cost, disproportionately used in this climate, and a strong selling feature.

The constraint in every case is drainage. The further the new fixtures are from an existing stack or drain line, the more it costs, and on a slab the difference is substantial. Have a plumber walk the house and identify the viable positions before a designer draws anything.

Ventilation and Mould: The Gold Coast Bathroom Problem

More Gold Coast bathrooms are ruined by humidity than by water leaks, and the failure is almost always the same one.

What goes wrong

  • The exhaust fan vents into the roof space instead of outside. The moisture condenses on the underside of the roof, wets the ceiling insulation, and grows mould in the cavity where nobody sees it until the ceiling stains.
  • The fan is undersized for the room volume, or has no run-on timer, so it stops the moment the light goes off and the moisture stays.
  • There is no make-up air path. A fan cannot extract from a sealed room — a gap under the door or a vent is required.
  • The duct is too long, too convoluted, or uninsulated, so it condenses internally and drips back.
  • Joinery and cupboards on external walls with no air movement, which become mould traps.

What to specify

  • A fan sized for the room volume with adequate air changes per hour, not the cheapest unit that fits the hole
  • Rigid or semi-rigid insulated duct, as short and straight as practical, discharging through the eave or the roof to outside
  • A run-on timer of at least ten to fifteen minutes
  • A make-up air path — a 20 millimetre gap under the door or a transfer vent
  • Ventilated or louvred joinery, or a gap top and bottom on any cupboard against an external wall
  • Tiling to the ceiling, which is easier to clean and gives mould nowhere to establish
  • An openable window where the plan allows, in addition to rather than instead of mechanical extraction

The whole package costs a few hundred dollars more than the default. It is the difference between a bathroom that looks new in ten years and one that has black staining around the ceiling within two wet seasons.
